$60k duplex or two 30k SFH difference?

Currently living in Midwest and adjusting to market versus East Coast. Looking at multifamily's and came across 60k duplex. Numbers look good, however, I'm always told to avoid the 30k SFH, and how you never make ahead bc of cap expense. The Duplex units are 2bed 1bath, separate utilities. So what's the difference between this duplex and having 2 SFH on the same block? Obviously I've got one roof, one insurance, but outside of that where is the advantage? I've got twice the appliances, so how much of an advantage is a duplex versus SFH if you aren't house hacking? Is the real cap expense savings with 3+ unit buildings only? Just thinkn out loud.

If you are using conventional financing you can get 1 loan for a duplex instead of 2 separate loans for the single family homes. This can help you to get more doors with the limitations of how many mortgages you can have.
