Finding Commercial Financing

Hello Biggerpockets!

I am not clear on how to pursue commercial financing and requesting some clarification. "Local + Regional Banks" - got it, but what are the mechanics of execution? Do I build out a comprehensive overview of my existing conventionally financed portfolio and present that? Can this financing be pursued remotely? Bottom line: I am seeking the idiot's guide to pursuing commercial financing for a small (my first) multi family project. Thank you so much!
