First rental property in El Paso, TX

Hello BP members, so I have been doing my homework and for the most part I have been attending the webinars, reading blogs and I'm getting ready to do my first rental property. I already have a pre-approval loan, have been working with my real estate agent and the only process that is stopping me is the down payment. I have the money for the 20% they are requesting but I'm really afraid to give all the money since it's taken me a while to save. What advice would you give me and would anyone like to meet with me to discuss how they managed to get their first deal.
