What to expect when investing in rural America

The area I live in (Provo, UT) is a pretty hot urban market and it's more of a challenge to find good deals for the beginning investor like myself. For example, a solid 4plex runs around 600K. Would it be a good idea to go 70 miles out of town to take advantage of a similar 4plex for 300K? What kinds of things should I be aware of?
