Need help with first deal

I believe this could be my first deal but need some help. This is my friend's (who is also the listing agent), daughter and son-in-law.  They lost their business and can no longer afford the home.   They got behind on payments of their house so now are trying to sell.   They did not keep up home so needs TLC. Have an estimate for labor only $5,885. I have $30,000 cash right now.  

The house was built in 2008.  Its a 3bd/2.5ba 2608 sqft priced at $290,000 but agent says can get it for $270,000.  It is located in a nice subdivision with the house backing up to a lake, community pool and picnic area,  It is also in the top school district.  There are 3 other homes for sale in there  in the Subdivision

$329,900 4bd/3ba 2392sqft 

$349,900 4bd/3ba 2673sqft

$352,900 4bd/3ba 2664 sqft

After repairs agent says we should be able to sell for $330,000-$350,000 but says we would have to live in the home for 2yrs so we are not hit with a big tax bill.   My husband and I really don't want to live in the home.  If we could just get it then do the repairs and then get rid of it

My question is:

1. is this a good deal 

2. How do you get it without living in it, do repairs and sell it without a huge tax bill 

I agent is my friend and this is business. This is her family so I am sure she is looking out for them first.  I really need a mentor to walk me through step by step
