Are subject to contracts a good way to start investing in Real Es

I am really new to the REI community and not sure where to start. While doing some research, I stumbled upon a webinar on "Subject To " contracts and how they can provide passive income.

My question is, Is this type of contract something that a newbie like myself should try? How successful can lease to own properties be if applied to the right market base?

If this question makes absolutely no sense at all let me know. Like I said I am extremely new and I am trying to make sense of it all.
