House hack suggestion

Hello Everyone,

I'm a brand new, first time, terrified and excited investor! I'm currently in the military but am looking to transition out in the near future. With that, my wife and I are looking to house hack. I figure it's a great way to reduce housing costs and get an idea of what being a landlord is like, should we continue to pursue that in the future. My biggest question is: what kind of things should we look for that a book won't tell you. What are those things that you wish you knew ahead of time. All advise is welcome and appreciated.
