Getting started with hard money

Hello everyone, I'm looking to get started with real estate soon and I'm weighing my options on doing so. I'm currently thinking about using hard money to purchase and rehab a small-multi property, renting, then refinancing to pay off the hard money loan.

I'd like to hear some stories and advice from anyone who has done this!
