Guidance on my real estate investing.

Hello. 

I have a couple rental properties I could 1031 and cash for more investing but I feel like I am at a point where I need some serious guidance from a seasoned real estate investor. Is it better to keep your primary  home mortgaged? And have cash or pay if off and save? I am a little nervous to pay off my home and then not have cash but also tired of paying all the interest payments to the mortgage company. Is there someone you could recommend to me that would be willing to sit down and go over my situation and give me some smart and profitable advice so I am not paralyzed with fear on what to do next. I am also trying to decide it it would be smart to add a basement apartment to my home and rent it out or move into something else and rent out my whole house? I would have to cute out a door and make an outside entry.  I just need someone willing to help me. I would sure appreciate some guidance. Also is it smart to do air bnb?
