Moving to another country to invest

Hi everyone,
My name is Franz and I'm from Iceland and currently live in Iceland. For the past 8 months I have been researching real estate investing that I'm really exited about the thought of passive income through rentals. Unfortunately the Icelandic real estate market is pretty weird, most people bet on appreciation when investing (because the value of the houses rise significantly fast) but the rent to buy ratio is pretty poor. 


As for loans, to get a fixed loan for 5 years (the maximum) you have to pay around 7.4% for the first $208.000 and for the rest of the loan you have interest around 8.5% (fixed for 5 years), please note that you can get an apartment in a B1/C2 for around $290.000 and the rent is around $1650-$2.335 which does not even fit the 1% rule.

I do not know how I would possible invest in this market to earn more then you could earn on the stock market, if anyone has any tips or suggestion on how I could possibly make this work in Iceland I would love to hear it, otherwise I plan on moving to another country that has a more suitable market for long term real estate investing.
