Subdivision in Greenville SC

Hi guys! Looking for advice around subdividing a single lot into two to build a rental property. Any ideas? Price points for zoning/planning/utilities etc? I have a surveyor taking a sketch to land development, but am wondering if anyone is doing/has done this in the upstate?
