New investor in Tuscaloosa, Alabama seeking mentor

Thanks for your help in advance. I have been banging my head against the wall trying to get started in a new market as I just recently moved here. I am interested in flips and building a rental portfolio via BRRR strategy.

The issue I am running into is that nobody is wanting to work with an inexperienced investor. The age old paradox...”experience required”. Well, hard to get experience without...experience 🤔

That being said, what I am good at is self start and self study. I am very active in looking for deals and meeting with sellers. I am looking for a mentor who would be willing to help me learn with hands on experience via j/v deals or partnering on flips. I can provide properties to pick from.

I will work incredibly hard and am a sponge. I tried to do this on my own and I am hitting wall after wall. I’m thinking it would be best to get a mentor. I have a LOT of time as my regular career is not a traditional schedule  I look forward to connecting with people.

Thx in advance
