Resident alien on a F-1Visa starting to invest in Rental Prop

Hello, I am currently in the US with an F-1 Visa on STEM Optional Practical Training (OPT). I have a friend, who is also on a F-1 Visa, with which I would like to start investing in Rental Properties. We just started to learn about Real State reading books and chatting with investors around our area (Charlotte, NC). The problem is that we are stuck at the moment because we would like to find out the best way to invest together while avoiding any legal problems for not being US Residents. We are thinking of maybe starting a partnership, or a LLC. Does anyone have any experience with this topic and could give us some resources to start from and/or people who we may contact for help?
