New to real estate investing

Hello

Hey am looking to start out in real estate investing with the 5 year plan on renting out single family homes. What is the best market to get started in. I live in Southern California and feel it is a bit out of my range. However states like Ohio, Georgia, for example offer homes ranging from 50k+ which seems more reasonable. Any advice? Thank you.
