1st Wholesale Purchase

I am hoping to make my first offer on a wholesale property. Found the project on MLS and come to find out the listing owner does not own property and said he has it under contract. He seemed to not be very sophisticated and did not know much about the house. Appears to be a great deal but some level of shadiness makes me want to run. Going to look at the property tomorrow and see where it goes. Any advice on what I can do to make sure this is a real deal?
