Newbie looking for advice on College Rentals vs Multi-family

Hey all,

New to the investment property world. After doing a healthy amount of research and learning via reading and speaking with a couple current investors, I am looking to see if anyone has any experience with college rentals. I am torn between seeking out a single family with multiple bedrooms that would serve as a college rental (and vacation rental during summer), or to pursue a duplex/triplex that would be geared towards long-term rentals. The property would be in Rhode Island or SE Massachusetts. 

I am really open to anyone who has had experience on this subject or general advice.

    @Rob Hayden there's an excellent BP post which summarizes the pros and cons of college rentals, from a long-time and successful college rental landlord. It covers everything I could think to write and more. I'd say check it out, and let us know if you have additional questions.
