Finding investors in the Long Island NY area

Hello BP members,

I have decided to get into real estate investing full time. I've flipped 8-9 houses the last few years but have not made a lot of money due to multiple reasons (bought off MLS, Unrealistc ARV values given to me by my realtor, over runs on rehab costs, etc..) These issues have now been rectified. My issue is about financing. I currently have two houses on the market that I put basically all of my money into along with funding from a hard money lender. So now I need funding for my next buy. However since they only lend about 80% of LTV and take 6 months interest up front I cannot use them now since i don't have the down payment. My other lender is similiar. While they don't take interest up front, they have higher rates overall. So I am stuck now until one of my houses sells and I get some cash again.

 Any suggestions?
