Is my realtor working against me?

Charles Griffith
Posted

Hello everyone at BP! This is my first post and hopefully soon I will be making my first purchase on a house. I have saved up and plan on buying a SFH and rehabbing with cash then refinancing it and pulling my money out to purchase a duplex. I explained to my realtor that was my intention and that I was looking for fixer uppers. So far we have only looked at two properties, both definitely falling in the fixer upper category! I've been getting the feeling that the realtor is subtly trying to get me to look at houses in a higher price range that are more move in ready. She sent some comps tonight and one of them was for a house that sold 10 months ago for 50k. When I checked on it I found that the same house sold for 150k three months ago. Basically someone flipped the house and she gave me the older sale as a comp. Also there was a comp one block away that she left out that almost matches exactly and sold at a good price. I don't know if it was just things that were overlooked or if the realtor is trying to get me to spend more to get a bigger commission. I understand that realtors work on commission and I get it. So I have no problem looking for a new realtor or just working with the seller's agent for the low priced property. Just wondering what everyone's thoughts are on the subject or if you have had the same experience? Thanks in advance!
