converting primary residence vs selling

rent vs selling primary residence

Greetings everyone, 

I have a primary residence that I want to convert into a rental property. However, I would like some advice as to whether the numbers work out, as opposed to selling. Here are the numbers

Purchase price 260000
current market value 460000

mortgage balance 155000 @3.75% with 15yrs left
mortgage/HOA/taxes/ins: 1525

expected rent: 2450

cash flow 925/mo or 11100/yr

property in good condition not expecting major maintenance or expenses

I have a potential renter interested in staying long term 7- 15 years.

Given the above information there is a positive cash flow but im not sure if the equity after selling would be better served elsewhere

Im not too sure how to use the ROI or CAP rate in this instance. please advise.
