I have a couple properties that need rehab to be rented out.

So I have been putting time into learning real estate but I have much more to learn to become successful in real estate. I have a couple properties that need rehab before they can be rented out. So I'm trying to learn how to come to investors the correct way. I am not looking to sell the properties just trying to get them fixed up. I dont have that kind of money myself and I would much rather go through a PL then a bank. Any advice on some steps I should take? I know that I need the ARV to be done but what else would help me?
