Hello BP

So I have seller who owns a condo in the rogers park area of Chicago. Well he enjoys the monthly cashflow hes tired of the headach of dealing with tenants, property is currently being rented hes debating keeping for his son for a few years when he's done with college or keeping as a vacation spot when they come to visit there is a mortgage on the condo. He basically contacted me so I can make him an offer and be done with the headach and if price is right hes more than willing to sell but he wouldnt give me a price he was looking for, his words "I dont wanna be the first in negotiating" lol so what do you guys suggest? He sounds perfect for seller financing?
