Newbie Needs Help and suggestion

Hello Everyone,

I found out Biggerpockets late last year and i decided to listen to the podcast from episode one. Now am up to like episode 40 and average of one a day.

Now i have between 20 to 50k to invest but after talking an experienced investor am familiar with these are what he came up with.

  1. Being self employed for over 10 years it will be a challenge getting a bank finance. Why
  2. My Tax return Adjusted Gross income has been around $25-28K for the past many years
  3. My current credit card payment, mortgage and car note is about $3000/month which is more than my declared income.
  4. my credit score is around 660 with Experian

Options

  1. Get a job and develop a W2 for at least six months
  2. Get a "trusted" partner with good credit and do the financing in his or her name
  3. Buy cash.

So i am throwing this out there to this forum any option?
