New Investor- want to do a seller financing and how to do it

I found a property on Zillow and I was directed to a buyer's agent. Once she acquired information from me about the property, she confirmed it would be a good buy. I tried to get a private loan but couldn't get a loan for that amount. I want to approach the seller with seller financing. Do I have to involve the agent?(I know my first mistake was not getting a pre-approval on the home before I started.) How would I make the terms on the seller financing? Do I need an escrow agent?
