@Jose Dedomenico - Why not factor it into your expenses to have a GC provide a quote and scope-of-work for each of your deals. Would it not set you apart from other wholesalers in the area if all your properties come with a quote from a GC ready to do the work that they've already scoped out? Setup to pay that GC for the time spent on each quote until or unless he / she gets X number of jobs from you through this process. Do the same with a local Realtor to get accurate ARV comps and present it all to your buyers as an almost turn-key package.

Pay close attention to each GC quote and ask a ton of questions (since you are paying for the time) and 3 or 4 deals in you will learn how to gauge repair costs on your own, but I'd still continue with this process even then. There are also some online tools and books that will aid this process further.
