New investor - Looking for a property to rehad & rent in TX or TN

Hi ... After a couple of months' theoretical real estate learning, I am looking for my first real estate investment and interested mostly in rental income to start with (not flip). 

Though I see some decent rental properties in the websites like roofstock,  thought it would save me some if I am part of rehab process too .. 

Is it a good idea ?
