New investor based in SF bay looking for multi-family in Vegas?

Hi, I’m an aspiring investor based in the SF Bay Area. I work full time as a firefighter paramedic with a two day on four day off schedule. I’m looking to invest somewhere cheaper then the Bay Area. I’ve always liked Vegas, and it’s relatively inexpensive to travel and stay in. I’ve been reading a lot of posts about how to grade a neighborhood, and what to avoid. Any advise on starting out would be amazing; funding, finding and managing. Thanks in advance!
