Help me make my first REI

Hi Everyone,

I'm divorcing and looking to house-hack when I move out. The property that I like is here:

The studio is rented at $950 (I think this could be raised, possibly to $1200), I'd live in the 1BR and rent out the 3BR which has rented for $2000 and might be able to get more than that.

The goal is not necessarily to make a profit from the rentals, but to reduce living expenses and get started landlording etc. 

Any thoughts, reactions and advice appreciated!
