Newbie commercial property ideas

A quick run down:

My parents own some commercial property in Pasadena, TX. It’s not on a major street but off of a semi-busy through street. The building has been used a few different ways & several years ago there was a rental trailer (mobile home) setup behind the building. The building is currently being rented out and used as a mechanics shop (not including the land behind it). Building is in fair condition. The land area is 13,750 sqft and building area 1,635 sqft. Both parents  are retired now. Not sure if there is anything I can do with that land/building that help bring in some cash flow? 

Is building some kind of multi-tenant building a good option?
