Buying Tenant occupied properties

Hello!

I’m a newbie at real estate investing but My ultimate goal is to build a portfolio with buy and hold rental properties. so With that said, What are the pros and cons of purchasing Tenant occupied properties? Do the pros outweigh the cons? My initial plan is buying out of state where it is cheaper. And Should I personally visit every potential property? Any tips would be greatly appreciated.
