Need Advice - Which Condo to Pick

Hi,

I am interested in buying a 2 bedroom and 2 bathroom condo as investment property.  I have found 2 properties that are really good.  They both are same sq ft.  One is 5 minutes walking distance away from the metro but has horrible school ratings.  The other has an amazing school district but not close to the metro at all.  In your guys experiences which would be the better opportunity for family to rent out? 

The reason why I ask is because of rental and appreciation.  I figured a condo that is 5 mins walk to the metro will have more appreciation and rental over the long run.  Any thoughts?
