Creative financing when starting to invest

Still working in the “rat race” of corporate America, but looking to start investing and building alternative cash flow. I’ve been analyzing deals, reading books and listening to podcast...but I’m still hung up on how to finance my first deal without a hard money lender or private investor...any and all help is greatly appreciated!
