What to ask a property management company on getting leads

I am looking for that deal not yet listed on any MLS. So I've taken the next step and asking my local property management company and straight out asked them for there investors to see if they may want to sell there properties to me . Only thing is when I get a hold of these people, they are super nice and are willing to talk to me but I'm having a hard time asking the right questions? What would you ask ? I'm new , don't yet have any rental properties, also clueless. Any help would be appreciated thanks in advance BP
