New Investor, Little Money

Hi All, i am new to investing have a broker telling me that i will need 20,000 upfront to purchase an investment property. Im looking to house hack to get lowest interest rate to start this investment endeavor. However i have minimal really nothing for down payment. Im dedicated to making this new chapter happen, and in my mind as Brandon Turner says in his book "theres no i cant. Only how can i" so im turning to the more experienced....How can i make this work?
