Best markets to invest in buy/holds outside Seattle

The Seattle market has gone up steeply. I would like to invest in buy/hold (rentals) SFR and Small MF out of state. I've heard Memphis, Indianapolis are potential markets that are very likely to yield CF >= $200/Mo. SFR or $100/Mo.>= SMF and COC return of ~12%. What markets do you all recommend to look into that can hit BPs (Brandon Turners) numbers? Wishing you all a great year as REIs!!
