Questions to ask about properties in area of interest

Hey there!  

I am currently reading "The Millionaire Real Estate Investor" by Gary Keller and I came across a section where he had recommended that you call numbers posted on signs of properties for sale or rent that are in areas that you may want to invest in.  He suggests to ask why the property is priced the way it is, what type of tenant would normally rent it out and how it compares to other properties in the neighborhood.  I was wondering if any of you have a specific couple of questions you ask if you find a number to call about a property that is in an area you are interested in investing in?  

This seems like a great way to get a feel for the neighborhood from an owner's perspective.  Appreciate any comments/advice.  Thank you!
