Auction a good idea for first rental property?

When we moved into our current house we were able keep the condo we were living in as a rental property. That condo now has a lot of equity in it. I wanted to do a cash out Refi, being there is so much equity should I buy something outright like in an auction? Looking for any advice/insight.
