How to tell the seller you are doing a cooperative lease option

Hey guys I have quick question. I'm new to investing and was looking at doing cooperative lease options. I get the whole concept of it, where you basically wholesale the lease option. But my struggle is how do I present that to the seller at the time. Do I tell the seller its contingent upon getting someone to buy it or? I've read Wendy patton and Ron legrand but I'm really confused on this part and I understand everyone is busy but if you could answer my question that would be great! Thanks in advance.
