Toledo, OH investment advice

I have been looking at possible investment properties in Toledo, OH. Does anyone have any advice about which neighborhoods perform the best, which to avoid, which areas have better rental income, etc. I am new to real estate investing, and this would be my first rental property. Any advice is welcomed. Thanks.
