First deal ideas

Hello Bigger Pockets! So I'm looking to get into something here in San Antonio, TX. I have 20k waiting to invest plus I have the option of partnering with a friend of mine that can match my 20k. What would be the best options to start and would it be best to go solo or partner up. Thanks, Brandon

@Brandon Marr your best bet is flip a house and then use those funds to invest in cash flow. I would use a hard money lender for the purchase and fund the flip yourself. Look for houses with about a $100k spread with an ARV of $200-$300k. Then what I do is leverage my profits and use a HML that offers a rental loan with only 3 points down and buy as many doors as you can with units sizes that range from 1-4.
