Buying the first rental property

A seller has a small apt. complex for sale. He's offered for a buyer to assume his loan (orig $165K, now bal of $132K). NO dn Pmt. Any way to have him sign over the title while we continue to pay the loan, then refi in X # of years? We're trying to avoid going to the bank.
