Maximizing value prior to sale

Good Morning,

This is my first post and I am hoping for a little help and direction. Over the past month or so I have become extremely interested in everything real estate and hope to soon get in the game. I have been reading and listening to as much as I can but obviously there is much I still need to learn. Unfortunately my mom passed away January 1st and I would like to sell her home as fast as possible since it also comes with a $700 a month lot fee. However I also want to maximize its value prior to doing so.  The home is located in a 55 and older community. It is a slightly dated 2 bed room 1 bath 844 square feet mobile home. I am thinking that because it is located in a 55+ community there is a good chance that any potential buyer would want it as turn key as possible. With that in mind below is a list of things I was thinking of doing to prep the for sale and would love any input on what to update and what materials I should use. Am I missing any quick fixes that will make a big difference?  

Replace Carpet with either new carpet or flooring

Replaced dated counter tops

replace dated stove/dishwasher

new toilet

new bathroom vanity sink

paint job
