Looking for guidance on BRRRR

Hey all,

I'm a prospective investor looking for help and guidance from those more experienced on how they assessed areas and neighborhoods prior to purchasing a property for BRRRR.

I feel like I’ll be spending most of 2019 researching and preparing before I make a move on a property, but for those who invest in out of state properties, how did you assess the neighborhoods of cities you didn’t know that well, manage the rehab, etc.

Another note, if I don’t have a lot of cash saved right now is there any way to finance a multi-family unit where the mortgage covers the rehab?
