Should I sell or borrow against my condo to bye investment rental

Hope to get some advice. I have a rental with about $500.00 ROI. I live in California and was looking to invest out of state because the price of housing here is so expensive. My question is should I sell and bye more rentals out of state or should I leverage the equity to bye more and keep it? I have an opportunity to make a move and I want to be smart about it. Not sure how to go about it? Any advice would be great. Thanks so much for your time!
