Maintance cost for a duplex-fourplex in so-cal.

I'm looking to buy my first multi-family property. When crunching the numbers I always get stuck on maintenance costs. I know people says 50% of the mortage, but that seems like a lot. Is 40% more realistic? I know every property is different. Just need advice from experienced investors on their properties average maintenance in so-cal. Thanks in advance!
