Is this a good wholesale deal?

I found a seller who wants to move out of state, the property has been listed twice and he said that wholesalers/flippers don’t want to purchase the property because they won’t make their 8% !?

Estimated ARV: 673k

Seller’s Asking: 575k

Estimated Repair: 30k

My question is does this seem like a waste of time because no one has put the property under contract, it’s been listed twice, and the seller is firm on his asking price, and it has been for sale off market for a few months now?

This will be my first house under contract so I’m not sure where to go from here.

Suggestions?
