Newbie to Investing ..sorta

I purchased my first home at 22 years old (5 months out of undergrad) while renting the rooms. Since then, I upgraded our home after getting married which was a live/flip. In addition, purchased a lot to hold which is currently on the market with an estimated return of 35k (bought during the housing crisis). I like to say I am new at investing however realized, I've started some what :). 

To my question... I am new to BPForum. My goal for 2019 is to start my portfolio of rentals and flipping houses. My long-term objective is to obtain at least 2 rental properties to help fund my daughter's college funding. 

As a newbie, is it recommended to look at rentals prior vs flipping, etc? I am curious on an approach for newbies. I must admit, I feel like I am in information overload therefore looking for some guidance. Although I will have cash and equity in home to fund,  at this point I am considering using Hard Cash, etc to fund.
