When do I send the contract to escrow/title company?

I'm starting wholesaling, but I still need to understand some details about closing the deal.

Let's say I found a qualified seller, went to his property and everything checks out, I have the seller sign an assignable purchase and sale contract. 

When (and where) do I put some earnest money down for the seller? Am I taking this to escrow/title company now? Or do I only take it to escrow/title once I have a cash buyer ready to close?
