Cash flowing with FHA loan in California?

Hello everyone,

Ive been lurking the forms and listen to the podcast for quite a while and I have finally saved enough money to pursue a property for 2019.

I've been practicing calculating numbers in preparation, however it seems it's going to be quite a feat to find a deal that could cash flow using an FHA loan. After the first year I plan on renting it out, but it seems that PMI is going to stand in the way of cash flow.

Aside from introducing myself, I was curious to hear about other investors out here in Southern California who were able to pull it off and your experiences. Thank you guys in advance.
