New investor needs advice

My wife's aunt lives in California, we are in Indianapolis. Her aunt has 2 properties here in Indy she has had for some years now. They are rentals one stays rented, the other one is off and on. She is willing to let my wife and I purchase the properties. At the moment our capital or credit isn't where it should be to obtain them in that way. She is willing to work with us. Any creative solutions any one one have out there? ( the houses or worth 80k a piece)
