Buying rental property out of state

Hi, I currently reside in Los Angeles, I currently live with parents and been saving, With the high price in LA, I’ve been thinking of buying rental property in Las Vegas as buy and hold and possibly continue to buy in the future. Any advice I can get if this is a good start.
